The Hill of Rubislaw, a 24,699 sq m premium office building in Aberdeen, cut its energy use intensity from 73 to 62 kWh per sq m, a 15% reduction, comparing January to May 2025 with the same months in 2026. Total energy consumption fell by 14.9%, from 1,811,318 kWh to 1,542,209 kWh, and gas consumption dropped by 24.6% year on year.
Electricity bills fell from £28,218 to £21,700 a month between January and May 2026, a saving of £6,518 every month. That compounds to £78,216 a year, with further savings still to come. Monthly electricity consumption dropped by 23% over the same period, from 153,523 kWh to 118,063 kWh.
The building had been running on unoptimised systems across boilers, air handling units, lighting and HVAC, with no intelligent controls and no performance roadmap. The team identified 17 targeted optimisation measures. Four are already live: domestic hot water optimisation, landlord setpoint and dead band optimisation, out of hours optimisation, and lighting optimisation. A further 13 measures are in the pipeline, including AHU optimisation, projected to save 10% on electricity, boiler modulation, projected to save 4% on gas, and boiler hold off, projected to save 3% on gas. A full LED lighting retrofit feasibility study is also recommended.
None of this required a rebuild. No major capital works, no disruption to the building or its occupants. Smart controls, data visibility and expert-led delivery, applied to the systems already in place.
